Located in Berlin’s Lichtenberg district, Charlottenstrasse sits on a 3,139 m² plot next to one of Europe’s largest landscaped animal parks and the University of Economics and Law. The vibrant surroundings and excellent transport links made this the ideal location for a mixed-use building that blends residential comfort with local amenities.
Smart Design & Living Comfort
The six-storey residential building was completed in 2020 and features 120 highly efficient apartments, including compact two-room flats perfect for singles, small families, and students. The layout prioritizes space efficiency, using floor-to-ceiling windows, integrated Miele appliances, and thoughtful in-unit features like washer connections and smart storage.
Structural Innovation & Efficiency
With a floor space efficiency ratio above 85%, Charlottenstrasse is a benchmark for BEgroup’s design-forward thinking. A construction depth of 18.6 metres allowed for more accessible space through the building’s center, while bionic balcony redesigns eliminated the need for load-bearing walls—saving both space and costs.
Green Features & Sustainable Systems
The building features a green roof and a water retention system that reuses rainwater for garden irrigation. Thanks to cross-ventilation, soundproof insulation, and smart heating systems, the project reduces energy loss and operating costs while offering a high standard of sustainable urban living.
